Reportagens desta semana mostram que o mercado imobi= li=C3=A1rio do Rio de Janeiro atravessa uma fase de recupera=C3=A7=C3=A3o m= arcada por um protagonista improv=C3=A1vel: os apartamentos compactos. Dado= s da Brain Intelig=C3=AAncia Estrat=C3=A9gica, em parceria com o Sinduscon-= Rio, mostram que, entre janeiro e agosto de 2025, 88% das unidades lan=C3= =A7adas nesse formato j=C3=A1 foram vendidas, restando apenas 12% dispon=C3= =ADveis.

Embora representem 16,4% dos empreendimentos lan=C3=A7ados= , os compactos respondem por apenas 9,1% da oferta final, o que indica velo= cidade de venda e forte demanda. O movimento se intensificou ap=C3=B3s a mo= derniza=C3=A7=C3=A3o do C=C3=B3digo de Obras de 2018, que flexibilizou as m= etragens m=C3=ADnimas, e ganhou novo f=C3=B4lego com a retomada do turismo:= s=C3=B3 no primeiro semestre deste ano, o Rio recebeu 6,8 milh=C3=B5es de = visitantes, sendo 1 milh=C3=A3o de estrangeiros, segundo a Embratur.
Empreendimentos como o Copa, da Piimo Empreendimentos, em Copacabana, ilu= stram o cen=C3=A1rio. Das 55 unidades lan=C3=A7adas, 90% foram comercializa= das na primeira semana. Segundo especialistas, o apelo combina localiza=C3= =A7=C3=A3o, conveni=C3=AAncia e um estilo de vida urbano e flex=C3=ADvel = =E2=80=94 seja para moradia, seja para investimento em loca=C3=A7=C3=A3o de= curta temporada.

Importante observar que o mercado est=C3=A1 aquec= ido, mas n=C3=A3o para todo mundo. H=C3=A1 uma concentra=C3=A7=C3=A3o clara= em nichos de alta liquidez, como os compactos e os produtos voltados para = investimento. Corretores e imobili=C3=A1rias precisam olhar para os dados e= reposicionar sua estrat=C3=A9gia. Quem tenta vender tudo para todos, hoje,= perde espa=C3=A7o.

Al=C3=A9m dos compactos, outro vetor de crescim= ento =C3=A9 o p=C3=BAblico com mais de 50 anos, que vem redefinindo sua rel= a=C3=A7=C3=A3o com o digital. Pesquisa da Loft, em parceria com a Offerwise= , indica que 80% das pessoas com 55 anos ou mais j=C3=A1 iniciam a busca po= r im=C3=B3veis online, acima da m=C3=A9dia geral de 64%. No entanto, apenas= 15% se sentem confort=C3=A1veis em concluir toda a transa=C3=A7=C3=A3o pel= a internet.

Ou seja, o consumidor 50+ est=C3=A1 digitalizado, mas n= =C3=A3o totalmente digital. Ele valoriza praticidade e informa=C3=A7=C3=A3o= , mas continua querendo confian=C3=A7a e contato humano. Outro dado refor= =C3=A7a essa percep=C3=A7=C3=A3o: 55% dos entrevistados acima de 55 anos pr= eferem negocia=C3=A7=C3=B5es totalmente presenciais, enquanto 30% optam por= uma jornada h=C3=ADbrida.

Aqui o desafio das imobili=C3=A1rias =C3= =A9 combinar o melhor dos dois mundos: tecnologia e relacionamento. O clien= te est=C3=A1 mais exigente. Ele navega, pesquisa, compara =E2=80=94 mas, no= fim, quer falar com algu=C3=A9m que entenda de verdade o que ele procura. =

No setor, cresce o consenso de que a digitaliza=C3=A7=C3=A3o n=C3= =A3o substitui o corretor, mas exige que ele evolua. Assinaturas eletr=C3= =B4nicas, agendamentos automatizados, visitas virtuais e uso de intelig=C3= =AAncia artificial j=C3=A1 s=C3=A3o pr=C3=A1ticas b=C3=A1sicas. O diferenci= al, agora, est=C3=A1 na capacidade de interpretar dados, oferecer diagn=C3= =B3sticos personalizados e construir confian=C3=A7a.
